Podp\u00edsanie predk\u00fapnej zmluvy:<\/strong> Potom, \u010do kupuj\u00faci over\u00ed, \u017ee vlastn\u00edctvo je pr\u00e1vne \u010dist\u00e9 a cena nehnute\u013enosti je dohodnut\u00e1, je \u010fal\u0161\u00edm krokom podpis predk\u00fapnej zmluvy (predugovor) \u2013 dokumentu, ktor\u00fd popisuje podmienky k\u00fapy (cena, lehoty, platby, detaily nehnute\u013enosti), so z\u00e1lohou (kapara), ktor\u00e1 zvy\u010dajne predstavuje 10 % k\u00fapnej ceny. Je obvykl\u00e9, \u017ee ak kupuj\u00faci od k\u00fapy odst\u00fapi, str\u00e1ca z\u00e1lohu, zatia\u013e \u010do ak odst\u00fapi pred\u00e1vaj\u00faci, mus\u00ed vr\u00e1ti\u0165 dvojn\u00e1sobok sumy z\u00e1lohy.<\/p><p><strong>8. Uzavretie hlavnej k\u00fapnej zmluvy:<\/strong> Hlavn\u00e1 k\u00fapna zmluva (glavni kupoprodajni ugovor) sa podpisuje pred not\u00e1rom po splnen\u00ed v\u0161etk\u00fdch podmienok z predk\u00fapnej zmluvy. Finalizuje podmienky k\u00fapy a sl\u00fa\u017ei ako z\u00e1ruka, \u017ee transakcia je dokon\u010den\u00e1.<\/p><p><strong>9. Platba dane z prevodu nehnute\u013enosti: <\/strong>Po podp\u00edsan\u00ed hlavnej k\u00fapnej zmluvy mus\u00ed kupuj\u00faci zaplati\u0165 da\u0148 z prevodu nehnute\u013enosti (porez na promet nekretnina), ktor\u00e1 predstavuje 3 % z hodnoty nehnute\u013enosti. <strong>D\u00f4le\u017eit\u00e1 pozn\u00e1mka:<\/strong> Nie ka\u017ed\u00fd je povinn\u00fd t\u00fato da\u0148 plati\u0165. Ak je nehnute\u013enos\u0165 mlad\u0161ia ako 2 roky a pred\u00e1vaj\u00faci je spolo\u010dnos\u0165\/pr\u00e1vnick\u00e1 osoba registrovan\u00e1 pre DPH, kupuj\u00faci NIE JE povinn\u00fd plati\u0165 3 % da\u0148 z nehnute\u013enosti. Registr\u00e1cia vlastn\u00edctva a prepis energi\u00ed: <\/strong>Posledn\u00fdm krokom pri k\u00fape nehnute\u013enosti je z\u00e1pis nov\u00e9ho vlastn\u00edka do pozemkovej knihy a prepis energi\u00ed (elektrina, voda, plyn at\u010f.).
