Prov\u011b\u0159en\u00ed vlastnictv\u00ed:<\/strong> Pot\u00e9, co je nemovitost nalezena, je kl\u00ed\u010dov\u00e9 po\u017e\u00e1dat o nahl\u00e9dnut\u00ed do pozemkov\u00e9 knihy (gruntovnice) a katastr\u00e1ln\u00edch z\u00e1znam\u016f, aby se zajistilo, \u017ee neexistuj\u00ed \u017e\u00e1dn\u00e9 pr\u00e1vn\u00ed probl\u00e9my (nap\u0159. hypot\u00e9ky, dluhy nebo pr\u00e1vn\u00ed spory).<\/p><p><strong>6. Vyjedn\u00e1v\u00e1n\u00ed o nemovitosti: <\/strong>Proto\u017ee kupuj\u00edc\u00ed nemus\u00ed m\u00edt zku\u0161enosti s vyjedn\u00e1v\u00e1n\u00edm, m\u016f\u017ee b\u00fdt realitn\u00ed makl\u00e9\u0159 v tomto kroku velmi n\u00e1pomocn\u00fd, aby zajistil, \u017ee kupuj\u00edc\u00ed nebude podveden a neskon\u010d\u00ed t\u00edm, \u017ee zaplat\u00ed v\u00fdrazn\u011b vy\u0161\u0161\u00ed cenu, ne\u017e je skute\u010dn\u00e1 hodnota nemovitosti.<\/p><p><strong>7. Uzav\u0159en\u00ed hlavn\u00ed kupn\u00ed smlouvy:<\/strong> Hlavn\u00ed kupn\u00ed smlouva (glavni kupoprodajni ugovor) se podepisuje p\u0159ed not\u00e1\u0159em pot\u00e9, co jsou spln\u011bny v\u0161echny podm\u00ednky z p\u0159edkupn\u00ed smlouvy. Finalizuje podm\u00ednky koup\u011b a slou\u017e\u00ed jako z\u00e1ruka, \u017ee transakce je dokon\u010dena.<\/p><p><strong>9. Platba dan\u011b z p\u0159evodu nemovitosti:<\/strong> Po podpisu hlavn\u00ed kupn\u00ed smlouvy mus\u00ed kupuj\u00edc\u00ed zaplatit da\u0148 z p\u0159evodu nemovitosti (porez na promet nekretnina), kter\u00e1 \u010din\u00ed 3 % z hodnoty nemovitosti. <strong>D\u016fle\u017eit\u00e1 pozn\u00e1mka: <\/strong>Ne ka\u017ed\u00fd je povinen tuto da\u0148 platit. Pokud je nemovitost mlad\u0161\u00ed 2 let a prod\u00e1vaj\u00edc\u00ed je spole\u010dnost\/pr\u00e1vnick\u00e1 osoba registrovan\u00e1 k DPH, kupuj\u00edc\u00ed NEN\u00cd povinen platit 3% da\u0148 z nemovitosti. Pokud je v\u0161ak prod\u00e1vaj\u00edc\u00ed soukrom\u00e1 osoba, mus\u00ed kupuj\u00edc\u00ed tuto da\u0148 zaplatit bez ohledu na st\u00e1\u0159\u00ed nemovitosti.<\/p><p><strong>10. Registrace vlastnictv\u00ed a p\u0159epis energi\u00ed:<\/strong> Posledn\u00edm krokem p\u0159i koupi nemovitosti je z\u00e1pis nov\u00e9ho vlastn\u00edka do pozemkov\u00e9 knihy a p\u0159epis energi\u00ed (elekt\u0159ina, voda, plyn atd.).
